Subdivision Review: What’s Going On In The Deer Horn Sub?

This subdivision has me puzzled. It has a good location, close to the schools, and local conveniences. The homes are in the average to low price range with nice average size lots, some walking paths… but on the whole, nothing outstanding. So I set out to discover why Deer Horn subdivision has some of the best numbers for real estate in Kuna.
Out of the 141 homes in this subdivision, only 3 are actively listed and 2 are pending. The absorption rate is 5.5 weeks, which is the lowest in Kuna (see Absorption Rates For Kuna Subs. )
The rental percentage is not high at only 12%, which is a little lower than average. The homeowners fees are $150 per year. So why are the numbers so good?
Walking the area I saw most of the homes were well kept. I only saw one house that needed some TLC. I’ve featured a couple of the homes in Deerhorn subdivision in my spotlight on Kuna. Jackson Report.
I stopped and talked to a homeowner and he just shrugged and stated he doesn’t know why homes are selling in his neighborhood. “I like it here and don’t plan on moving soon” was the only explanation he could give. I saw people playing with their families, mowing the lawn, enjoying the last days of summer. And yet I have not come to any solid conclusion. 
It might have something to do with when most of these home owners bought their homes. Most of the homes that sold this summer where purchased in 2001–2003. Maybe when they bought these homes the buyers were not seduced into the market with low down payments and adjustable mortgage rates? They have realized some equity in their homes(if they didn’t fall snare to the refinance your home and use your equity plan!). Therefore when they did sell they can be more realistic with their prices?
The average sale price was $165,814 or $127/sq ft. Most of the homes were getting 100% of their asking price.
Whatever the reason, this may be a subdivision you need to consider if looking in Kuna, Idaho for a solid deal.
