For Sale By Owner In Kuna Country

Forsale_byownerI have seen lots of homes being sold by their owners this spring. Most are homes in the $400,000+ price range.

In today’s market, what motivates these sellers to try to do it themselves should have changed. It should not be to save money, but rather to make their home more competitive to increase their chance of selling.

With less buyers out there for this price range than in the past home owners will have to find a way to position themselves to entice the buyers to take a look.

There are two inherent problems they will need to be aware of.

The first is getting the price right. Unfortunately for the seller, the seller does not dictate the price their home will sell for, the market does. In a buyer’s market, that number is not an easy to figure out nor does it stay constant.

The higher the price of the home the more risk a buyer takes in purchasing that home. Unless they have experience in purchasing real estate, most buyers would prefer to use a professional, especially if the seller is the one that pays for that service. The seller’s willingness to pay a real estate agent a fee to bring them a buyer is not a problem, but dealing with someone intimately familiar with the market may be. Their job is to know a good deal and find the best property for their client’s needs. Not getting real estate agents to show your home could indicate a problem with the price.

The second problem, finding buyers, can be challenging. Some of the buyers are coming from out of state. They are using websites and agents to search for a certain property. With so few buyers out there in that price range, and so many properties for sale, you need every advantage to get your house in front of those buyers. Your home would benefit by being on every website you can get it on and that might even include paying for the Multiple Listing Service.

Sellers are taking some big risks to try to sell their home themselves. But if they can offer a good price for their home, find a buyer and negotiate all the issues involved in selling real estate, they probably will think it was worth it all.

If these homeowners are not able to nail down a buyer, they will probably waste some precious time, energy and even some opportunities.

    Great article - I find sellers seem to start almost every conversation with, “I need to get…” and then we being the talk about how the market’s changed, the role appraisers and lenders are playing and we end with…”we hope we can get…” I’d hate to be selling my home myself today

    I haven’t seen many FSBO signs mainly realtors and foreclosure signs in our area. Prior to all of this foreclosure we did see the FSBO. I think many are just waiting for the foreclosure inventory to sell before they list there homes knowing this may take a year or more.
