7 Mistakes To Avoid When Buying New Construction In Kuna

Everyone wants a home that they can call their dream home.
In the Treasure Valley, there are new homes as cheap as or cheaper than used residential. Crimson Point in Kuna is one example of a subdivision that is offering some great deals on new construction.
Even first time home buyers are able to purchase homes never lived in before. (unheard of when I bought my first home)
There is something about a clean slate that homeowners will pay for.
Of course, that means we have to wait for the trees to grow for shade and we have to put up blinds and shelving ect… Most people are ok with that in order to have a say about where the tree is going to go and where the shelves will hang.
With so many things to consider in the buying process, don’t make these mistakes when considering purchasing new construction for your next home.
1. Finding your dream house before you consider the community. Schools, transportation needs, recreation should all be part of why we live where we live. I see countless situations where homeowners didn’t consider how many times and how far they would have to drive for kids activities or work. These things can take a toll on how much we enjoyed our homes. Hammer out your lifestyles requirements before you consider house choices. Do you really need more space or closer conveniences?
2. Not using a buyer agent. Consumer advocates are usually pretty difficult to find in the sales office of a builder. It makes sense: the agents there have a fiduciary duty to their employer, so it’d be reasonable to expect them to give you only information advantageous to the powers that be. Not so good for the buyer. Buyers have a right to the complete picture and their own advocate who looks out for their goals and needs.
3. Choosing too many upgrades. Always consider the future resale value of your home. Some upgrades are essential, but just because you have crown molding doesn’t mean your home will be worth more when you go to sell it.
4. Not considering your lot location. Is your home easy to find, next to the swimming pool, or facing a rear neighbor? Is the shade from the next door house going to shade your yard. Think about the summer sun and the winter sun (shining on your driveway is really nice) A brand new subdivision is very hard to visualize and some things you will not know until they build it.
5. Failing to get a home inspection on a new home. Even with 1 year home warranties offered by builders, you will not know there is a issue that may rear it’s ugly head years later unless you get an independent third party home inspection.
6. Using the builder endorsed financing company out of convenience. It may be easier and they may offer great incentives to use their products, but it may cost you money in the long haul. Take the time to check it out before you even venture into a model home.
7. Believing everything you read in advertisements. In an effort to attract buyers into their subdivisions, some truths may be stretched a bit. Only minutes from so and so may be 90 minutes. Or my personal favorite, miles of walking paths (sidewalks) city park (city has no money so it is a field of weeds), swimming pool (no date of completion given).
Be sure you get professional advise from someone well versed in the area you want to move in to. Mineral Springs, Denali Heights, Applewood,Crimson Point are just a few great newer subdivisions in Kuna. So if you are relocating to Kuna, please call and I’ll be glad to help you make a wise choice.

Some great advice for buying new construction. Have you ever head of a new construction not allowing an inspection?
I have heard of that but have not experienced it. I think it would make me question buying a house that didn’t allow my inspector to look at it first.
