Vacant Homes in Kuna

There will always be a certain amount of homes for sale that are vacant, including resale and new construction.
Right now there are 285 homes for sale in Kuna, 48% of those are empty! Wow 78 new homes and 59 used residential for a total of 137 vacant homes. That is not something we are use to seeing in Kuna.
Luckily for Kuna, these homes are spread out over all of Kuna and not concentrated in one area. According to the Kuna Police Dept they are not having problems with these vacant homes. The best thing neighbors can do is watch for trouble. If you see kids congregating around a vacant house especially after curfew, just give them a call and they will check it out.
So why is this important to know?
- We need to help by keeping an eye on empty homes for our neighbors and community
- If you are selling, you need to price your home to sell.
- There are lots of vacant homes which have owners that really motivated to sell!
- Don’t make it difficult for buyers to see your home. Putting any restrictions on showings will kill your chance to sell.
- Don’t have your house on the market unless you are ready to beat the competition.
- If you are buying, there are lots of homes to choose from with
- easy accessibility
- quick closing dates and
- great prices.

Don’t Miss the Egg Hunt In Kuna Idaho

Kuna’s Annual Easter Egg Hunt has changed locations. Don’t miss all the fun by showing up at the wrong place.
Because this year’s scramble is promising to be bigger than ever, it will be held at the Kuna High School, 10:00 am Saturday March 22nd Just follow the crowd.
Get the word out to all your kids playmates, so they don’t miss the fun.
If hunting eggs is not on your schedule of things to do Sat. March 22nd, consider this event. Get involved in your community to take care of our city’s trees.

Kuna’s Annual Auction: Saturday Fun

Even though the weather was not the greatest, I’m sure Kuna’s auction this year will be a success. Just knowing the generosity of this small community, proceeds will surely top last year’s $44,000.
Why are smaller communities so generous? Probably because there is a real connection between people that need the help and your efforts.
Last year 13 local families, people that we know, suffered from fire or flood damage.They were helped by the proceeds from last year’s auction.
So you can actually see where your efforts have helped and know you were part of the solution.
Neighbors helping neighbors, that’s what makes rural living so wonderful.
Home with a terrible cold, I did not get to catch any of the action. But I did find some fun to share with all you.

Sneak Peek: What Is Coming To Kuna Soon

The City of Kuna has given the OK for a development that would include a “big box” store plus various commercial and residential buildings. I have listened to many citizens concerns and this is what I am hearing.
The Pluses:
1. Competition: This is the American way. In order for businesses in Kuna to directly compete with a Walmart-type store, they will have to offer better and different products and superb customer services. That’s not a bad thing for the consumers.
2. Convenient: This is the most verbal aspect. As a Kuna resident, I’m always planning any shopping to correspond with going into town for other reasons. It’s a 20 min trip to the nearest big grocery store. With gas prices soaring, this shopping opportunity would definitely be easier and more economical for every Kuna resident.
3. Progress: Any growth in our community seems to attract more growth. This is understood and excepted by everyone that lives here. A necessary evil when living in a community that offers so much. Build one and the others will follow.

A Few Of My Favorite Things….Wild Ivy Gift Shop, Kuna Idaho

Raindrops on Roses and Whiskers on Kittens, these are a few of my favorite things……
I always feel like humming this song when I visit Kim’s shop on the west side of Kuna. If it’s a crummy day(weather or business wise) I just lose myself in this nostalgic boutique.
There is so much to see, and I always walk away with something in a bag or in my next dream project.
Besides tea and cookies daily, there is always something fun going on at the Wild Ivy. Contests and promotions that you can join in, as simple as guessing the number of candy hearts, to giving gifts of warm clothes to children at Christmas time. The prizes are always generous and lots of fun. (I won a $25 gift certificate the first time I entered my name!)
You will not find anything to compare for prices. I find this to be true in most of the downtown Kuna stores. Prices are very reasonable compared to the same item in Meridian or Boise, probably because of the ability to keep the overhead low.
Kim or any of her sales associates are so willing to help you find just the right piece. So if you don’t see want you what, be sure to ask!
It is a little tricky to find the Wild Ivy.If you are traveling west on Main St, instead of staying on that road as it turns south to cross the river,stay on Main, and go straight towards the flag pole and you’ll see it. (291 Ave E)

Fireworks, Dinner, or A Rodeo New Year’s Eve Events In the Kuna Idaho Area

Haven’t made plans yet for your New Year’s Eve Celebration? Here are some suggestions for some local and not so local but well known New Year’s Eve events.
Peregrine/Creekside New Year’s Eve
Kuna’s Newest Fine Dining and the Creekside Lounge are featuring a Dinner For Two that includes Bacon Wrapped Filet Mignon,lobster and champagne. Dinner starts at 5:00. Then head on over to the Lounge for a game of pool or just visiting with friends. They will have a live band that will take you through the midnight celebration starting at 9:00

Tis A Magical Time In Kuna Idaho, Christmas in the Country.

I just love the weather here in Southwestern Idaho, which is the reason many people move to this area. Our temperatures have just officially turned to winter in tune with the holiday decorations. Very cold nights give way to glorious sunny days with mild temperatures.
The neighborhoods are being transformed with Christmas lights and fantastic winter scenes. No excuses this year with this great weather, encouraging us to do more than we planned on.
Downtown Kuna is also morphing into a old fashion winter scene. Downtown businesses are getting ready for the opening of the holiday season.
Kuna’s Down Home Country Christmas is this Saturday, December 1st. Festivities start off with a holiday Bazaar in the 4th street gym. Santa arrives at 10 for pictures and has time to hang around Kuna until after the parade. There is live entertainment in the gym all afternoon and a “Christmas tree, wreath and basket” auction to raise monies for the Kuna Youth programs.
The most magical part of the day is the night light parade that starts at 6:00 pm.
And of course the shopping is great! The shops in town, not only have unique gifts but you can’t beat the prices! Wild Ivy, Treasure valley Gift Shop and Ideal Decorator are just some of the stores I love! Besides the inviting prices you don’t have to deal with the traffic at the mall.
This is another opportunity to get out and enjoy a rich slice of our community and it’s friendly crowds.

One Tool Every Realtor In Ada County Should Have

What is one tool that tells you all about the current issues a town is dealing with? What can give you an insight into what your real estate investment or that of your clients will do in the future? In the case of Kuna, Idaho that would be a simple subscription to the Kuna Melba News.
I will be so bold as to say that every realtor that sells and buys in the Kuna/Melba area needs to be a subscriber and reader! How else can you best represent your clients?
Not all weekly newspapers of smaller towns are the same. I am no expert on the subject, but this is the first paper that I’ve subscribed to that I don’t want to miss a single issue for fear I will not be that well-informed realtor that I am striving for.
I was not totally surprised by this recent article about the decline of readers of local news. Newspaper readership declines
You can read online and perhaps glean some good information, but you will miss out on the complete story. I was surprised that on the day of our last mayoral election, there were numerous citizens of Kuna that I talked to that did not even know what we were voting for! So obviously they are not reading it online either. Something about getting it in the mail that makes it harder to ignore.
I am guilty of not subscribing to the local news in the past. I’ve lived in larger cities and the larger the community, the more money is riding on what is decided in the chambers of the city council. That usually complicates the issues making it hard to know if you are agreeing with the right side. I think it even complicates the decision making of the politicians that are in office. So the newspaper reporting is not clear or easy to believe nor did I feel it involved me.
The same is true for the reporting done on the national elections. It is all so complicated and muddled by big business and money. I don’t believe half of what I see or hear, and have a very hard time when it comes to knowing who to put my trust in with my vote.
The Kuna Melba area has a big advantage and that is a good source of unbiased reporting. The community is small enough that the issues are not that complicated, and our votes can still make a big difference in how our community grows.
I would not be ashamed in any way to encourage citizens of this great community to spent money on this well written source of news.
This is especially true for the real estate agents that sell real estate in this community. The Kuna Melba New has reported on important issues that affect the value of people’s real estate investments such as:
- Kuna’s plan to annex an additional 5000 acres…..
- The early end to Kuna’s irrigation season….
- Development of a Big-box store…..
- Ada county Highway department plans for a Kuna Highway….
Besides all the community events, business ads, guest columnist sharing their wisdom (my favorite by far is “This is the Life” ranks right up there with Laura Wilder!) local school and sports, and of course the classifieds.
I would not hesitate to pay the minimal fee for this great source of information that Scott and Nicola McIntosh at the Kuna Melba News prints.
