Life, Peace and the Pursuit of Happiness: Land In Kuna Idaho

855158_heavens_watch_3This is the common theme I hear from people attempting to move into this area. All they want is a little piece of land to call their own. 

A place to raise their children or animals, a piece of heaven on earth that gives them privacy, peace and freedom to fulfill their dreams.

So with the prices on residential housing coming down, what is the price of vacant land in Kuna Country doing?

The listing price for 1–3 acre parcels is about $80,000 per acre which is lower than 2006 when prices were hovering around $95,000 per acre.

The best deal right now is a parcel that came on the market recently on Kuna Road.  This is the best of two worlds in my opinion.  You have Kuna School district and Canyon county taxes. 

The price is only $55,348 per acre and the lot size is 2.15 acres for a total of $119,000.  Enough land to build and be away from the road and plenty left over to do as you please.  Kuna road is a well traveled but not scheduled for any improvements.  You do have direct roads that will take you north to the interstate and easy access to downtown Kuna for the Friday buffet at El Giro Gallo

DSCN0005If you want to be in a quieter area and the school district is not a factor, another great deal is a 3 acre lot on Robinson Road.  It is off the main road with no large farms or developments close by.  You have fields on three sides of your property.  The total price is $180,000 or $62,000 per acre.

None of these properties are in a subdivision, therefore no restrictions other than what the county requires.  You can move a modular home on these properties so long as you have a foundation.

Lots for sale that are in subdivisions offer some niceties like covenants, communities water systems and pressurized irrigation. There are 75 choices in the Nampa area. In Kuna, only one subdivision (Arrowrock) offers 1 acre lots. All these subs will have Home Owners Associations and fees associated with them. Something to keep in mind.

The average price in a subdivision is $90,000–$100,000 per acre

Things to consider when figuring the final costs of any piece of vacant land are:

  • Availability of electricity, gas, water, and pressurized irrigation.
  • Are you located in a flood zone, close to future developments or road improvements?
  • Is there an existing building permit? 
  • Some potentially expensive ticket items would be driveways, fencing, septic, wells and easements. 

All things to count for that final cost of your piece of paradise.

Don’t Spend Your Saturdays Doing This.

676547_gas_5It’s our independent spirit that causes us to spend our Saturdays driving through the countryside hoping to come upon a house for sale that will fit our needs and desires. Maybe we’ll even find an open houses to visit. A great way to get to know the neighborhoods and what the market is like, right?

I think it just leads to confusion, lots of questions and great way to waste precious gas and time. More than likely the perfect house is the same one lots of people are looking for and by the time you find it, contact the agent and arrange a viewing, someone may have beat you to it.

Ask a realtor – any realtor – though ideally this realtor for help finding a home. Honestly if you’re looking, it just saves you a boat load of time circling neighborhoods like you’re in a holding pattern over Chicago O’Hare.

These are the advantages of contacting a real estate agent first

1. It is a great way to find out if this realtor is committed to doing whatever it takes to find you the ideal home.

2. This realtor will direct you only to the price range of homes that will fit your pocketbook. He/She may even suggest you visit some open houses but will keep you from wasting your time on areas that you do not want to move into.

3. When you do visit an open house you can use the phase “I’m already working with a realtor” that will let you off the listing agents’ hook.

4. If something really juicy hits the market, your agent will get you there first.

5. If you are honest with your agent, let them know you are just looking and not ready to purchase yet, they will keep in touch and get to know your likes and dislikes. By the time you are ready to buy, that agent, if they are worth their commission, will be in tune with you and directing you to the homes that best fit you.

Homes For Sale Under $150,000 In Kuna Idaho

AthertonThere has been lots of news in cyberspace recently about homes in Boise and Meridian that are under $150,000.  I would like to add Kuna to the list.

We have some great deals in this price range.  I previewed one today that caught my attention. 

This home is located in a subdivision that has easy access to Meridian Rd and the interstate. It was in great shape. A very different floor plan with 1265 sq ft, 3 bedroom and 2 bath with a 2 car garage. I really loved the covered patio and shady backyard(well would be if there were leaves)

For a sweet price of $144,900, that’s a deal.

Kuna Residential Sales In November 2007; What’s Changed?

Average Sold Price = $181,876 (89% of asking price)

Change in number of sold listings = about the same

Change in Sold Price from 2006 to 2007 = down 15%

Absorption Rate = 7 months or 28 weeks

So what has changed?

  • Better sales amounts
  • Lower sold price
  • Absorption rate is improving

So there are some good buys out there and people are finding them. If you don’t have your home priced 15% less than it was worth just a short time ago, you will probably take a lot longer to sell. If you need to sell, don’t miss this opportunity to attract those buyers looking for a good deal.

New Construction: Avoid One Big Headache: Get A Warranty

Tkohomes_r3_c3Does Idaho Statute require a one-year warranty on all new construction in Idaho? This is one question that I have been asked several times and have gotten different answers for. So I thought I would get the official answer.

According to the Idaho Real Estate Commission’s July 2007 issue of the Real Estatement “ There are no one-year warranty required by statute.” It does go on to clarify that there are certain warranties that go along with a builder’s membership in different associations and there are warranties available through third parties. Buying In The Country? LittleThings Count..Big Time

City of Kuna future land use mapSo you’ve found that piece of country property you were searching for and your real estate agent says “Great, this piece of property is in the impact zone!!” Looking at your real estate agent you just nod… I guess that’s a good thing, right?

Impact Zone: a planning tool for future growth of a city. So not only does it give the resident an idea of where the city is planning to go but how the city is planning to use that land, i.e. commercial, high or low density residential, etc. It also gives the city planning and zoning goals when people apply for rezoning or proposed subdivisions. If the property falls into the impact zone then the rules change because now it effects what the city wants to do in the future even though that property is not in the city limits.

Right now Kuna is struggling with some zoning issues that concerns Boise’s impact zone. Seems in the Blueprint for Good Growth plans, where they divvy up unincorporated parts of the county, there is some concern over who gets what in 20 years. Kuna and Boise want the same thing, the land where considerable commercial development and huge tax dollars will be. Great article on this issue at Boise Knocking At Kuna’s Door.

Absorption Rates is a word real estate agents like to toss around, but what does it really mean?

Absorption Rate= The number of weeks it would take to sell the current inventory at the present rate of sells.

This is not an exact science, but something real estate professionals use to see a trend. What we would like to see in the next months is a decrease in absorptions rates. Kuna is only selling about 1/4 of what is for sale. With an decrease in the absorption rate, it would reveal an increase in sales or an decrease in inventory.

This chart shows just some of the subdivisions in Kuna and gives an idea of the competition in that market. As you can see, the homes in the lower price ranges are selling easier, and the subdivisions with the most inventory have more choices for that buyer to look at.

Absorption rates can be used with different data, like just houses in a certain price range. It gives you a idea how you should be pricing your home to get it sold. If you had a home worth $350,000–$400,000 and the absorption rate was 24 months, then you know you would need to price your home in the lower 50% price range to get it sold in 12 months. If you needed to sell in 6 months, you would need to price it in the lower 25% price range. It is just another tool, another piece of the puzzle professional real estate agents use to help price your home correctly.

Actually, the Kuna market is not doing too bad, in comparison with the rest of Ada county.
